Details Before You Rent
- The security deposit is $2,000. The deposit is refundable minus a $300 yearly cleaning fee as long as there’s no damage beyond normal wear and tear at the end of the lease term and the house is left in decent condition.
- Mandatory property walk-through at the start and end of a lease. This allows for any issues to be documented and discussed.
- Current tenants may have the option to extend their lease for an additional year before the property is offered to other potential tenants. Must be in good standing.
- Student tenants require proof of enrollment at an accredited university, a qualified guarantor (i.e., co-signer) and a state-issued ID (i.e., Driver’s License, State ID or Passport).
- Non-student tenants over 18 require a minimum credit score of 700, a criminal background check, proof of income, and state-issued ID (i.e., Driver’s License, State ID or Passport). You can apply through Zillow.
- Tenants are responsible for paying utilities, maintaining the lawn/landscaping, and snow removal.
- Most of these houses are older but have been renovated and the owners keep them in relatively good condition. For the ones with basements, they are not finished or water-proofed and will get some water in the basement when it rains. The properties are as-is, but the properties with basements have drains and/or sump pumps and the water is not excessive so basement storage, etc., is possible.
- Pets are considered on a case-by-case basis with additional pet fees and pet addendum.
- We will pay a $200 referral fee per house (not tenant) to current tenants who refer qualified new tenants who execute a 1+ year lease. For example, if two current tenants refer two new tenants who lease a property for at least a year, we’ll pay $100 to each person. Just make sure the new tenants tell Gretchen you referred them at the time they first contact her. Referral payment is disbursed after new tenant(s) have paid their deposit and first month’s rent.
