A: Applicants must provide a valid government-issued ID, verifiable income, and pass background and credit checks. Non-student tenants aged 18 and older must have a minimum credit score of 700 and provide 3 months of pay stubs. Student tenants must show proof of enrollment at an accredited university and have a qualified guarantor; students with a qualified guarantor don’t need to provide pay stubs.

A: The standard security deposit is $2,000, though it may be higher depending on the property’s size, updates, or rental price. It must be paid in full to reserve a property and is due before move-in. There is also a yearly cleaning fee of $300. For each approved pet, there is a one-time, non-refundable $300 pet fee, in addition to the security deposit, plus $25/month pet rent.

A: Some homes are pet-friendly, and pets are considered case by case. When you apply, please tell us about each pet: type, breed, age, and weight. Every pet needs prior written approval and a signed pet agreement. Pets must be housebroken and current on rabies vaccinations, and animals other than dogs and cats must be kept caged. Each approved pet has a one-time, non-refundable $300 pet fee plus $25/month pet rent.

A: Most leases are 12 months, with renewal options for tenants in good standing.

A: Tenants complete a detailed walk-through inspection form at move-in and again at move-out to ensure fairness.

A: For-sale listings: Call or text me at (805) 886-8244 to set up a showing, or have your agent schedule one. Before a showing, I’ll need a pre-qualification letter from your lender. Indiana law also requires a signed buyer agency agreement before any showing. If you don’t have an agent yet, I’m happy to help with both. Rentals: Rentals are available for preview during the times listed on Zillow, during open houses or with your own agent.

A: Tenants are responsible for paying all utilities and for maintaining the lawn, landscaping, and snow removal unless otherwise specified in the lease agreement.

A: Yes. We offer a $200 referral fee per house (not per tenant) to student tenants who refer new student tenants who sign a lease for one year or longer.
For example, if two student tenants refer two new student tenants who each lease a property for at least a year, we’ll pay $100 to each referring tenant. To qualify, the new tenants must note the referring tenant’s name on their application. Referral payments are issued after the new tenants have paid their deposit and first month’s rent.

A: Most of our rental homes are older properties that have been renovated and are kept in good condition by their owners. Homes with basements are typically unfinished and not waterproofed, so light water intrusion may occur during heavy rain. These basements have drains and/or sump pumps to manage water flow, and the amount is generally minimal—making them suitable for limited storage. All properties are rented as-is, and we strive to ensure they remain safe, clean, and well-maintained.
