A: The standard security deposit is $2,000, though it may be higher depending on the property’s size, updates, or rental price. It must be paid in full to reserve a property and is due before move-in. There is also a yearly cleaning fee of $300, and a one-time, non-refundable $300 fee per approved pet.
Q: Do you allow pets?
A: Some homes are pet-friendly. Please confirm your pet’s size, type, and number when you call. Pets are approved on a case-by-case basis and require additional fees along with a signed pet addendum.
Q: How long is the typical lease?
A: Most leases are 12 months, with renewal options for tenants in good standing.
Q: What happens during move-in and move-out?
A: Tenants complete a detailed walk-through inspection form at move-in and again at move-out to ensure fairness.

Q: What utilities or maintenance are tenants responsible for?
A: Tenants are responsible for paying all utilities and for maintaining the lawn, landscaping, and snow removal unless otherwise specified in the lease agreement.
Q: Do you offer a tenant referral program?
A: Yes. We offer a $200 referral fee per house (not per tenant) to current tenants who refer qualified new tenants who sign a lease for one year or longer.
For example, if two current tenants refer two new tenants who each lease a property for at least a year, we’ll pay $100 to each referring tenant. To qualify, the new tenants must tell the listing agent for that specific home you referred them at the time of their first contact. Referral payments are issued after the new tenants have paid their deposit and first month’s rent.
Q: What should I know about the condition of the homes?
A: Most of our rental homes are older properties that have been renovated and are kept in good condition by their owners. Homes with basements are typically unfinished and not waterproofed, so light water intrusion may occur during heavy rain. These basements have drains and/or sump pumps to manage water flow, and the amount is generally minimal—making them suitable for limited storage. All properties are rented as-is, and we strive to ensure they remain safe, clean, and well-maintained.
